1. Who we are

Lake Erie Local (the "Site") is operated by Peirson Construction & Remodeling LLC, Bowling Green, Kentucky ("we," "us"). By using the Site you agree to these terms. If you don't agree, don't use the Site.

2. What the Site is, and isn't

• The Site is a free directory of businesses and people for hire in the Erie tri-state area and a place for the public to post reviews.
• We are not a party to any transaction, agreement or dispute between users and listed businesses. We don't broker, refer, employ, contract with, supervise or guarantee any business listed here.
• A listing on the Site is not an endorsement, recommendation, certification or guarantee of quality, safety, legality, licensing, insurance or anything else.
• The owner of the Site also owns a home inspection business that is listed, has a permanent placement above the footer on every page, and may hold sponsor placements. Other home inspectors are listed and reviewed on the same terms as everyone else.

3. Listings are written by the businesses

• Businesses (or, for seeded listings, public records) supply the information in listings. We don't verify it and aren't responsible for it. Businesses are solely responsible for the accuracy of their listing and for holding any license, permit, bond or insurance their work requires.
• A "Verified license" or similar badge means only that a license number the business gave us matched a public state record on the date we looked. It's a snapshot, not a guarantee. Licenses lapse, get suspended and change. Check the current status yourself with the licensing board before hiring.
• By listing, a business gives us a free, non-exclusive right to display the name, description, images and other content it submits, and confirms it has the right to submit that content.
• We may edit for length or format, decline, or remove any listing at any time for any reason.

4. Reviews are opinions of their authors

• Reviews are written by users. They are the opinions of the people who posted them, not of the Site or its operator, and we don't verify them.
• Under Section 230 of the Communications Decency Act (47 U.S.C. § 230), we are not the publisher or speaker of content provided by others and aren't liable for it.
• You may only review a business you actually dealt with, one review per person per business, based on your own experience, and it must be truthful. No reviews of your own business, your employer, a competitor, or a business you're in a dispute with about the review itself.
• We remove reviews that are spam, threats, harassment, hate, contain personal information, or that we believe were not written by an actual customer. We don't remove reviews just because a business dislikes them, and no one can pay to have a review removed or hidden.
• Businesses may reply publicly. Businesses that believe a review is defamatory may contact us; we may, at our discretion, add a note, request evidence from either side, or remove the review, but we have no obligation to do so.

5. Your responsibilities

• Do your own homework before hiring anyone: check licenses, insurance, references and get a written contract.
• Don't post anything false, defamatory, infringing, obscene, threatening, or that violates anyone's privacy or any law.
• Don't scrape, copy, or republish the Site's listings or reviews, use automated tools against the Site, or try to interfere with it.
• You're responsible for anything you post and for any harm it causes. You agree to defend and indemnify us against claims arising from content you post or your use of the Site.

6. Sponsored placements

Paid sponsor placements are labeled "Sponsored." Paying for a placement does not change a business's position in search results and does not make a business an endorsed or preferred provider. Sponsor fees are non-refundable once a placement period has begun unless we say otherwise in writing.

7. No warranties

The Site is provided "as is" and "as available," with no warranties of any kind, express or implied, including accuracy, completeness, fitness for a particular purpose, non-infringement, or that it will be available or error-free. Nothing on the Site is professional, legal, financial, medical or safety advice.

8. Limitation of liability

To the fullest extent the law allows, we, our owners, and anyone working for us are not liable for any direct, indirect, incidental, consequential, special or punitive damages, or for any loss, injury, property damage or dispute, arising from the Site, its content, any listing or review, or any business you find or contact through it, even if we were told such damages were possible. If we're found liable anyway, our total liability to you for everything, combined, is limited to $100 or the amount you paid us in the past twelve months, whichever is greater.

9. Copyright and takedowns

If you believe content on the Site infringes your copyright, use the contact form and include the material, where it appears, your contact information, and a statement that you own the work or are authorized to act for the owner. We'll remove infringing material.

10. Changes, termination, governing law

• We may change these terms by posting an updated version; continued use means you accept the changes. We may suspend or remove any account, listing or review at any time.
• These terms are governed by the laws of the Commonwealth of Kentucky, where the operator is based. Any dispute will be brought in the state or federal courts serving Warren County, Kentucky, and you consent to that venue.
• If any part of these terms can't be enforced, the rest still applies.
